
The Bali property is scheduled to open in the second half of 2026, with Elite Havens appointed as exclusive manager and marketer.
Luxury villa operator Elite Havens has been appointed exclusive manager and marketer of Akkulla, a new 31-villa estate in Seminyak, Bali, due to open in the second half of 2026.
Elite Havens has been involved in the project since before construction, advising on villa layouts, guest services, amenities, pricing and market positioning. The company said the arrangement was one of the most integrated management appointments in its 28-year history.
Akkulla will offer one- to four-bedroom villas aimed at couples, families, multi-generational groups and longer-stay guests. Each villa will include a private pool, with designs combining contemporary architecture, Balinese materials, timber finishes and indoor-outdoor living areas.
The estate will feature five accommodation categories. These include the one-bedroom Umma Cottage, the two-bedroom Nava Cottage, the three-bedroom Vidya Villa, the four-bedroom Mantra Villa and the larger four-bedroom Samula Villa.
Shared facilities will include Rasa Galleria, a multi-level food and wellness hub with all-day dining, a family restaurant and playground, and a wellness centre. Cakra Lounge will provide space for reading, remote work and casual gatherings.
Elite Havens chief executive Maya Rigg said the company’s early involvement had allowed it to shape the estate around guest demand.
“Being involved from early development has allowed us to help shape the estate around real guest insights, from layout and amenity planning to service flow and pricing strategy,” Rigg said.
Akkulla managing director Jevon Prasetio said Elite Havens had been selected for its experience in villa operations, distribution and personalised service.
The estate is located in a quieter area of Seminyak, within reach of the beach, restaurants and nightlife. It is being positioned as a villa product offering private accommodation with hotel-style services.
Akkulla will be sold exclusively through Elite Havens and its international distribution network. Elite Havens manages and markets luxury villas across Bali, Thailand, the Philippines and Japan.
